Celebrating Excellence Across Our Communities

At Westland Real Estate Group, our success is driven by the dedication and teamwork of the team members who serve our residents and communities every day. This summer, Westland celebrated the accomplishments of its teams and team members through the 2026 World Cup Occupancy Goal Tournament.

Held from May 1 through July 31, 2026, the company-wide competition challenged communities across Westland’s portfolio to achieve the highest occupancy growth while recognizing outstanding performance in leasing, retention, collections, and maintenance.

The Winning Communities

The competition brought teams together across Westland’s regions, creating an opportunity for communities to work toward shared goals while celebrating their accomplishments.

Tropicana Royale was named the 2026 World Cup Champion after achieving the highest occupancy growth during the tournament. The winning team received a championship trophy, commemorative gold medals, a $250 gift card for each team member, and a team outing.

Wood Ridge Villas earned second place, followed by Nellis Gardens in third place and Ridge at Southcross in fourth place. Each community was recognized for its performance and received awards honoring its place among the tournament’s top-performing communities.

Top Leasing Performers

In addition to recognizing community performance, Westland celebrated team members who made significant contributions through their individual leasing results.

The Golden Cleat award recognized the top three leasing team members across Westland’s Nevada and Texas regions based on the highest number of move-ins during the tournament. Karina Sandoval Sanchez earned first place and received $1,000, while Nayelli Menbreno earned second place with a $500 award. Nathalie Ortiz earned third place and received $300.

These achievements reflect the important role individual team members play in helping their communities reach their goals.

Regional and Team Achievements

The tournament also highlighted accomplishments beyond leasing. The Continental Cup recognized the region with the highest average occupancy growth across its communities. The North Las Vegas Region, led by Regional Manager Mayra Castano, earned the award.

Westland also recognized excellence in resident retention and collections. Wood Ridge Villas received the Best “Defense” award, recognizing Ashley Madrid and Jeeny Rodriguez Vallejo for their performance in these areas.

Maintenance and grounds teams also contributed to the competition. Cedar Village and La Ensenada Villas earned the Clean Sheet award for meeting the tournament’s standard for minimizing call-backs and work orders following new resident move-ins.

A Summer of Teamwork and Success

The 2026 World Cup Occupancy Goal Tournament was an opportunity to recognize the team members and teams whose daily efforts contribute to the success of Westland’s communities. From leasing and resident retention to collections, maintenance, and property operations, every role plays an important part in creating well-managed communities and positive resident experiences.

As students prepare for a new school year, our annual Back-to-School Giveaway helps equip resident families with backpacks and essential school supplies, giving young scholars the tools they need to begin the year with confidence.

Supporting education is one of the many ways we invest in the communities we serve. Through this annual initiative, we are proud to help ease the financial burden on families while ensuring students have the supplies they need to start the school year ready to learn.

Bringing Neighbors Together In Nevada and Texas

This year's events brought residents across our communities in Nevada and Texas together to connect, celebrate, and prepare for the school year ahead. 

In Las Vegas, we held 13 drives across all four regions and distributed a total of 1,400 backpacks. Communities including Amber Ridge, Hacienda Hills, and University Gardens welcomed families as children received backpacks filled with school essentials, creating an atmosphere of excitement and community. At two North Las Vegas communities, local law enforcement partners helped make the events even more meaningful. The Las Vegas Metropolitan Police Department Foundation donated additional backpacks and joined the team in distributing supplies at Liberty Village, while the City of North Las Vegas Police Department supported resident families at Hacienda Hills.

In Texas, resident families at Astra, Chestnut Park and Amber Hill received 300 drawstring bags filled with school supplies to help students start the school year prepared and ready to learn.

Our Back-to-School Giveaway events are made possible through the dedication of our onsite teams, regional leadership, and community partners who work together to create meaningful experiences for our residents. Their commitment helps strengthen the neighborhoods we serve while reinforcing the importance of investing in the next generation.

More than a school supply giveaway, these gatherings are designed to bring neighbors together, encourage families to engage with onsite teams, and strengthen communities through connection and support.

Preparing for Summer

Taking a Proactive Approach to Prevent AC Issues

In Las Vegas, summer heat puts significant strain on apartment communities. While many properties address issues as they arise, Westland takes a different approach: inspecting more than 11,000 air conditioning units each spring across its portfolio to help prevent breakdowns before peak temperatures hit.

A Proactive Approach at Scale 

Each spring, Westland teams conduct preventative maintenance across more than 40 properties throughout the Las Vegas valley. The focus is simple: identify and address potential issues early, helping reduce the likelihood of unexpected breakdowns during the hottest months of the year. This work is especially important in older apartment communities, where systems often require more attention and where outages can have a greater impact on residents.

Since launching in 2022, the HVAC maintenance program has contributed to a measurable reduction in summer maintenance issues, including roughly 1,000 fewer air conditioning-related work orders in its first year, with continued improvements year over year.

“At the end of the day, this is about avoiding those moments where something goes out in the middle of the heat,” said Yanki Greenspan, President of Westland Real Estate Group. “If we can catch things early, it’s better for everyone. It takes more planning and investment upfront, but we’ve made that decision because it matters for our residents.”

Preparation Before Temperatures Rise

The process is consistent across properties. Maintenance teams create a work order for each occupied unit and complete a standardized checklist, including system testing, cleaning and filter replacement. Any issues identified during inspections are addressed early by trained technicians, helping prevent larger repairs later.

To support this effort, Westland invests in training its maintenance teams, including offering HVAC certification to technicians. Regional maintenance managers oversee the process to ensure consistency and timelines are met across all communities.

What This Means for Residents

For residents, the impact is straightforward: fewer disruptions and more reliable cooling when it matters most. In a city where summer temperatures regularly exceed 100 degrees, consistent access to air conditioning directly affects comfort and day-to-day life.

While this level of large-scale preventative maintenance isn’t standard across the industry, it remains a focus for Westland as temperatures rise — supporting the company’s broader commitment to providing safe, stable and clean housing across its communities.
