Nearly 50 Years of Growth

Westland Real Estate Group’s history is rooted in family, entrepreneurship and a long-term approach to real estate. What began nearly 50 years ago with the operation of the California State Fair has grown into a multifamily real estate company with more than 17,000 apartment homes across Nevada, California and Texas.

Today, Westland owns and operates communities throughout Las Vegas, Southern California and San Antonio, with a focus on providing clean, safe and stable communities for residents.

A Family Business With Unusual Beginnings

Westland’s story began with Allen Alevy, the company’s founder and grandfather of current Chief Financial Officer Shimon Greenspan.

In the early years, Alevy operated the California State Fair and developed a mobile home park on the fairgrounds for fair employees. In 1976, after selling the state fair, he acquired a mobile home park in Long Beach, California, establishing the foundation for the family’s long-term involvement in real estate.

The family also developed connections to Las Vegas during this period, including Alevy’s involvement in the development of the Circus Circus Hotel and Casino. Over time, the company expanded its focus from mobile home parks into multifamily housing, establishing a foundation for the portfolio Westland operates today.

Expanding Into Las Vegas

Westland’s expansion into Las Vegas became a significant turning point for the company.

In 2011, the family began exploring the Las Vegas multifamily market after recognizing an opportunity to acquire apartment communities at significantly lower prices than the cost of new construction. The company’s first Las Vegas acquisition included approximately 400 units, representing a substantial increase in scale compared with its Southern California portfolio at the time.

That initial investment became the beginning of a long-term commitment to Southern Nevada. Over the past 15 years, Westland has grown its Las Vegas portfolio to more than 11,000 apartment homes. The company also owns and operates approximately 2,700 units in Southern California and more than 3,000 units in San Antonio, Texas.

A Long-Term Approach to Multifamily Real Estate

Westland’s approach to real estate is centered on long-term ownership and operations.

Rather than focusing solely on short-term investment opportunities, the company looks for properties where improvements to operations, management and the physical community can create lasting value.

As the company has grown, its scale has also allowed Westland to develop in-house capabilities and operational resources that support its communities. This includes specialized teams and systems designed to address property needs efficiently and maintain communities over the long term.

The company’s buy-and-hold approach allows Westland to remain focused on the continued operation and improvement of its communities after an acquisition.

Continued Growth in Southern Nevada

Westland’s commitment to Las Vegas continued in 2026 with the acquisition of four multifamily communities: Bonanza Gardens, Cedar Village, Nellis Gardens and Wood Ridge Villas.

The acquisition added 713 apartment homes to Westland’s Southern Nevada portfolio and brought the company to more than 40 communities across the Las Vegas Valley, representing more than 11,000 residential units.

The expansion reflects Westland’s continued investment in Southern Nevada and its focus on building a larger, more connected portfolio in the market.

Looking Ahead

As Westland continues to grow, the company remains focused on markets where long-term population and employment growth can support multifamily housing demand.

The company’s expansion strategy emphasizes scale, allowing Westland to develop the operational infrastructure needed to effectively manage communities within each market. According to Greenspan, establishing a meaningful presence in a new market requires sufficient scale before expanding into additional markets.

That approach has helped shape Westland’s growth from its early roots in Southern California to its current presence across Nevada, California and Texas.

Nearly five decades after the company’s beginnings at the California State Fair, Westland Real Estate Group continues to build on its family-owned foundation while expanding its presence in communities throughout the Southwest and California.
